Mama said there'd be days like this...

Get up for work. Make breakfast. Put the dogs out. Turn on water for shower. Hmmm...no pressure and no hot water. This is curious. Go down basement. See water covering entire basement floor. Check water heater and see water shooting out from behind an access plate in the side of it. Turn off water. Call work and tell them to start without me. Bring the dogs back in.

Sigh. It's days like this that I really envy renters.

    Don't know if you have electric-only or gas (natural or propane), but if it's gas, here's your chance to get a tankless. More bucks up front, but lots fewer bucks over time.

    1. It's electric, otherwise I'd be shelling out for tankless. I've wanted one of those for years.

    2. My cousin in Hawaii (invite me over damnit) has an electric tankless. water heater. No natural gas (besides Poi) in Hawaii.

    3. Electric ones do better in warmer climates where the groundwater coming in isn't so cold. On top of that, there's the power requirement, and my breaker box isn't set up for that kind of load. I looked at it, but decided to just do another tank job.

    In our fair city of Long Beach, it takes a freaking PERMIT to get a water heater replaced!

  9. Tankless heaters are great...for about a year and a half.

    Then the heat exchanger limes up a bit and the hat transfer rate goes down. Then the efficiency drops and yer not so tankful anymore that you bought one.

  12. Unless you rent from someone who doesn't want to pay the money to have REAL professionals come ASAP to fix said emergency. Had that problem over and over when I was down in Florida renting a studio apartment over a business. Heck, I couldn't even control the temperature as the thermostat was downstairs in the business and not upstairs. Oh the stories I could tell of life in that state.....I am thankful in so many ways that I am no longer there.
